It’s a good investment in your home to have inspections done annually by a professional roofing contractor.
Besides that, it’s wise to call in help if you notice any of the following four scenarios.
1. Tiles or shingles are cracked or broken
Tile and shingle roofs are both designed to provide a continuous patchwork of integrated pieces. If a single tile is broken, or shingle missing, it can compromise the entire system.
Catching the problem early on can save you a lot in the long run, as the damage will keep spreading and becoming more severe if left unchecked.
Homeowners who live in areas prone to high winds should be especially vigilant.
2. The roof deck is sagging
No-one looks at your house more than you do. Every time you pull into your driveway, take the garbage to the curb, or go to pick up mail from your mailbox, is an opportunity to inspect the roof visually.
It’s a great habit noting missing or broken shingles and tiles, as mentioned before. Beyond that, it is especially important to note anything that might look like a sagging roof line. Are lines not quite straight? Is there a section that looks indented?
Sagging can indicate a lot of things but is usually related to the foundation of your roofing structure. You’d want to address whatever it is, even if you only suspect something. An inspection is a much better option than fixing a failed roof.
3. Water stains on inside walls
Notice any stains around doors, walls or on the ceiling?
Not all leaking roofs result in dripping water causing puddles on the floor. Signs may be more subtle, where moisture is seeping its way through the building and into concrete and drywall.
If in doubt, contact a skilled contractor to be sure.
4. Gutters are clogged
What do leaves in my gutter have to do with a roofing contractor you may ask.
This situation might seem unrelated. However, if water is not draining away from the house, and pooling up against the roof, water damage can occur.
Make sure you clean out your gutters frequently, especially if you have many trees nearby losing leaves. Alternatively, hire someone who can do it for you.
